Hope & Anchor

Pub location on map

Refurbishment planned for 2018. The Hope and Anchor is a traditional village pub situated in Flookburgh, close to Grange Over Sands in Cumbria's South Lakes and within easy reach of the Lake District National Park. Known for its excellent ales and a lovely beer garden, this pub also has seven letting bedrooms and the opportunity to develop the food trade. Popular with locals and tourists alike, there is also plenty of public parking close to the pub. Robinsons are seeking a new licensee, ideally with catering and B&B/hotel experience, to partner them in the future development of this popular pub business.

Please note: This pub is being let on a 1 year Tenancy Agreement on the advertised terms. Refurbishment planned for 2018 when a new 5 year Tenancy Agreement would be discussed.

There is an attractive beer garden accessed via the bar area and a well equipped catering kitchen. There is plenty of public parking close to the pub.

FMT barrelage: Please note that this assessment is based on the "fair maintainable trade" that can be achieved by a "reasonably efficient operator" and is not therefore a guarantee of volume or consequential sales or profit.

Similarly Historic performance, whilst a significant factor to consider, is not a guarantee of future performance of a pub and you should bear this in mind in your assessment of trading potential.
