Robinsons are seeking a new licensee to take on the tenancy of this great community pub which will be ready to trade in Autumn 2017 after refurbishment of the ground floor trading areas.  Spread over 3 floors this large, community pub already has a good wet trade and complementary food offer and a great reputation for showing live sport.  It also benefits from having a function room with its own bar, 6 letting bedrooms, catering kitchen, small car park and smoking area.  Robinsons are seeking a new licensee who can immerse themselves into the local community and take the trade at this pub, post investment, to a new level.  For illustrative purposes please see the attached design proposals and floorplan above.

Trading Accommodation

The Kings Arms Inn will benefit from a full external decoration and signage scheme.  Ahead through the main front entrance there will be a large central bar serving the 4 main trading areas – a raised lounge area to the right with tables, chairs and booth seating and 2 further bar/lounge areas (centre & left) leading to a courtyard with al fresco drinking and smoking facilities. There is an existing medium sized catering kitchen to the rear of the bar*.  In addition, there is a function room on the 1st floor that can hold up to 70 people, a small car park to the side and 6 letting bedrooms (not en-suite)*.  *Please note, there are no plans to refurbish these areas in this Phase of the works.
